Making a client an active buyer and setting their buyer criteria.

How to set a client as an active buyer and set their buyer criteria for searching, filtering and property matching.

Effective buyer management doesn’t have to be time consuming. By setting a client as an active buyer in LockedOn and adding in some buyer criteria, you can automate a variety of marketing options specifically suited to each particular buyers’ needs.

Setting a client as an active buyer

  • Click on Clients in the main menu

  • Select / search for a client you wish to set as a buyer

  • Click on Information, then Buyer Criteria

  • Click the Active Buyer switch to set this client as a buyer.

This client will now appear in active buyer searches and in the buyer match tab of property files.

Specifying buyer criteria

Buyer criteria is the list of property features your client is looking for in their next purchase. By filling in the buyer criteria tab, you will be able to sort and send tailored marketing options specifically suited to the needs of each client. You can make this as specific or as broad as you like. The more details you enter into the criteria tab, the more specific your matches will be. We do however, recommend that a maximum price is entered in all active buyer criteria.

To get started, click Add buyer criteria. You can label your buyer criteria set as needed, e.g. Dream home or Investment property.

The criteria options

There are various criteria options you can set. They include:

  • Criteria type - if they are interested in property sales or rentals

  • Buyer Types – ie first home, investor etc

  • Bedrooms, Bathrooms, Garages - the minimum number of each room type

  • Land size - the minimum land size

  • Property types - the type of property ie house, unit etc (multiple types can be selected)

  • Suburbs / Postal Codes - the suburbs / postcodes they wish the property to be located. Please only use on of these options.

  • Keywords - particular keywords you specify, ie. Walk to shops, water views

  • Price range - the minimum / maximum price the client is willing to pay. Only use numerals in this area, no symbols ($) or spaces.

  • Notes - any additional notes you wish to add in relation to the clients needs. Be sure to click the finish button if adding notes.

Once you have set the buyer criteria, click Update Buyer Criteria.

Note: Property types, suburbs, postal codes and keywords can be configured in the Engine > Customisations section of LockedOn.

Clients can also update their own buyer criteria via the buyer portal. Please see article “Buyer Portal” for more details.

Multiple buyer criterions for one client

You can add multiple sets of buyer criteria - for example, a buyer might be looking for an investment property in one area, and a home for themselves in a different area, each with it's own set of criteria. The buyer will show in matches for either set of criteria.

To add an additional buyer criteria, simply scroll to the bottom of the buyer criteria page and look for the + Add Buyer Criteria button.
